Air-Tightness Testing Site Readiness

General Areas Checklist

240 V power sockets are live or 110 V is available in each test room

All pipe/cable penetrations from external walls, party walls and ceilings are sealed

Doors, window gaskets and threshold seals are all fitted and sealed

Skirting boards in all areas of the unit are to be sealed top and bottom. More importantly, ensure that these areas are sealed prior to fitting carpets as air can leak/escape through the carpets

If tiles or wooden flooring is fitted prior to fitting the skirting then ensure plasterboard is sealed against the floor

Where radiators emerge from the floor they are to be sealed. Any openings behind the radiator will also require sealing and a cap

Ensure all leakage areas within the MVHR or storage cupboards are boxed and sealed

Toilet and Bathroom Areas Checklist

Mastic seal around access panels and sanitary ware

Ensure all gaps around pipe penetrations (toilet waste, water supply pipes) are sealed

It is very important to seal all cut outs where pipes penetrate, as considerable air leakage will penetrate through these cutout sections if they are not sealed

Shower and bath panels fitted and sealed

Boiler vents or exhausts are to be sealed where they penetrate from the walls. Pipes from the boiler that are penetrable to the ceiling will also require sealing

Kitchen Areas Checklist

Window boards sealed

Mastic/Silicon seal where waste and pipes penetrate through plasterboard

Important: Prior to fitting kitchen units, seal between the bottom of the partition plasterboard and the floor, as well as the cut-outs around the pipes
